If your home has a crawl space, it’s probably a dark and damp space that’s out of sight, out of mind.
Why your crawl space matters
- Air quality: Moisture, fungus, and mold in your crawl space can affect the air quality in your home.
- Energy efficiency: A properly insulated crawl space that’s clean and dry will help stop the loss of heated or cooled air through your floor.
- Access: If you need repairs or replacements for gas hookups or your electrical, plumbing, or ventilation systems, key components may be located in your crawl space. Crawl space entrances are typically small openings near the base of your home, outside. Have a basement or solid cement foundation? You may not have a crawl space.

- Pests or other animals
- Standing water
- Sewage or plumbing leaks
- Wiring damage
- Structural collapse
- Asbestos
Crawl space solutions
- Insulation: You need the right amount and the right kind (designed for crawl spaces and that won’t trap or absorb moisture).
- Vents: Have enough, but not so many that you’re inviting animals and humidity. A standard is one vent every 10 feet and within three feet of every corner, properly screened.
- Vapor barriers: Avoid these in floor joists — they’ll invite condensation and can increase rot and mold.
- Drainage system: A drain, sump pump, and dehumidifying feature can manage rain and groundwater likely to collect in your crawl space.
- Pests: Control infestations and clean up droppings and/or contaminated insulation.
